Security

Harriman continues to explore new technological applications to enhance our security service and operational efficiency; we have implemented an Integrated Site Management App (ISM-App) in the majority of our managed properties in order to improve our security management.

The newly launched ISM-App means that the management is able to supervise specific patrol instructions and closely monitors the frequency of patrol stops as they occur. Work orders can be issued immediately in the event that defects are found during the patrol; therefore, reducing response times.  All records are maintained in a cloud-based database and this enables detailed analysis for the security service’s enhancement and to best safeguard the interests of our customers.

Wellness

It is our top priority to safeguard the health and well-being of our clients.  Our managers work closely with appointed contractors to ensure good air and water quality within our properties, providing a healthy environment for all of our residents and tenants. Our premises also run wellness programmes to promote a healthy lifestyle.

Harriman regularly reviews cleaning standards in all properties and liaises with contractors to continually improve cleaning performance. Comprehensive training is provided on a regular basis to ensure staff has a complete understanding of our high standards and requirements.

Maintenance

Harriman understands that reliable and preventative maintenance is crucial to enhancing the long-term value of its managed properties as well as in compliance with applicable safety and environmental regulations. Our team pays careful attention to the life cycle of machinery and equipment, ensuring they are running efficiently and operating at peak performance, so as to minimise the interruption or, worse still, suspension of its buildings’ services.

Our maintenance services includes support  for general building maintenance, the central air-conditioning and ventilation systems, the fire services systems, plumbing and drainage, electrical systems as well as lifts and escalators.

Finance

We carefully check all incomes and expenditure and keep compliant books and records for all of our clients. External auditors are appointed to carry out statutory audits on all building accounts. We exercise strict supervision over expenditure without compromising service standards.

We compile meticulous annual management budgets in which all fundamental entries such as regular operating income/expenditure and CAPEX from major renovation works are itemised and reasonably estimated.

We explain any variance on our clients’ monthly financial statements with clarity, ensuring that they have a thorough understanding of their properties’ financial situation. We prepare client analyses and recommendations for their long-term financial and renovation planning and such that they can maintain their properties.

Technology

Our Property Management System (PMS) collects operational data with efficiency and provides information for management planning and decision-making.

We use the PMS to merge various aspects of tenancy administration, such as, handover of premises, vetting of fitting-out, supervision of renovation works, premises takeover and billing and rent collection (including recovering outstanding rent and other charges).

Owners and tenants are able to use our mobile app to book facilities, read notices, fix handover appointments and interact with the property management; the mobile app enables easy communication and a prompt response.

Green Management

We use a Data Management System in order to reduce the use of paper and implement green procurement, waste recycling and energy-saving programmes in our managed properties; this is to encourage our staff and clients to practice ‘green management’ in their operations and daily lives. Harriman actively participated in a number of environmental campaigns to promote green management, for example, the “Hong Kong Awards for Environmental Excellence - Wastewise Label” organised by Environmental Campaign Committee, the “Charter on External Lighting” organised by Environmental Bureau, the “Carbon Audit – Green Partner” organised by the Environmental Protection Department as well as the “Wood Recycling & Tree Conservation Scheme” organised by Hong Kong Environmental Protection Association.
